We operate across standard working hours — 8am to 5pm, Monday to Friday — and outside them. If your tenant has an emergency on a Saturday night or a bank holiday, they have a number to call and a team ready to help. You won't be left scrambling to find someone.

Every job is handled by accredited tradespeople, approved by the relevant governing bodies. Our multi-trade operatives can deal with the majority of day-to-day maintenance issues in a single visit, keeping disruption to your tenant to a minimum and avoiding the cost of multiple callouts.

We believe you should know what you're paying before anyone sets foot on site. Our rates are straightforward and published openly — no hidden call-out fees, no inflated out-of-hours surcharges buried in the small print.

We operate two rate structures: Preferential rates for clients on one of our Planned Preventative Maintenance schedules, and Standard Rates for new clients or one-off callouts. Either way, you'll always receive a clear, itemised quotation before any work is approved.

A Note on Materials

All rates are quoted exclusive of VAT. Materials are charged separately and itemised clearly on your quotation. You will always receive a job-by-job breakdown before work begins — never a single unexplained total.

Decoration & Finishing Damage to plaster, scuffed or marked walls, paint repairs after maintenance works, and making good after any trade has been through. We don't leave a property looking like a building site — every visit is finished to a standard your tenant and landlord will notice.

General Maintenance Anything from a broken curtain rail to a damaged floor — if it needs fixing, we'll send someone.

From Your Call To A Completed Repair. — Here's The Process

Step 1: Contact Us

Call our helpdesk, email us, or submit a request online. We're available 24/7. Tell us what's happened and where, and we'll take it from there.

Step 2: We Contact Your Tenant

We call your tenant directly to assess urgency, arrange access, and agree a time that works for them. You don't need to act as the go-between.

Step 3: We Assess & Quote

We visit the property, assesses the problem, and photographs everything. We make an emergency repair when required. You receive a clear, itemised quotation, along with images you can share with your landlord for approval.

Step 4: You Approve the Works

Once you've received landlord sign-off, send us your works order and we schedule the repair as quickly as possible.

Step 6: Photos & Invoice

On completion, we photograph the finished work for your records and issue a clear, itemised invoice.

Step 5: We Complete the Job

Our tradesperson carries out the work to the agreed scope. We keep you updated and coordinate directly with your tenant throughout.
